How to pass a bond clean inspection in Brisbane
Property managers in Brisbane check the same spots every time. Here is what actually decides whether the bond comes back in full.
A bond clean is not a regular tidy. The agent walks the property against the entry condition report, and anything that was clean on the way in is expected to be clean on the way out.
What inspectors look at first
- Oven, rangehood and splashback, including the glass and the seals
- Bathroom grout, shower screens and the inside of the toilet
- Skirting boards, light switches and the top of door frames
- Inside cupboards, the pantry and under the sink
- Carpet stains and marks along the traffic paths
How to avoid a second visit
Book the clean for the day after the furniture is out, not the morning of the hand-back. A full house hides the edges the inspector will see once the rooms are empty. Leave windows open so floors dry, and keep the keys, remotes and garage clickers together on the kitchen bench.
If the agent flags something within the re-clean window, a written list is easier to fix than a phone call. Ecobris returns for those items under the 7-day bond-back guarantee when the original clean was booked with us.

Carpet steam cleaning versus a hire machine
