You don't need to be there. Most clients leave a key or a lockbox code and get the report by the afternoon.

We text the night before with the arrival window and confirm how we're getting in. Power and water need to stay connected.

Walk-through and photos
The team photographs the starting condition. Anything outside the quoted scope gets flagged to you before work starts.
STEP 03
Top down, wet areas first
Oven and bathrooms go on to soak, then ceilings to skirtings, and floors last so nothing gets walked back over.
STEP 04
Report sent
You get the ticked checklist, finished photos and the invoice. Forward the lot to your agent as proof of clean.

It guarantees the cleaning. If your agent withholds bond over anything on our checklist, we return within seven days and re-do it free. Bond held for damage, unpaid rent or items left behind sits outside what a clean can fix.
Does the property need to be empty?+
Ideally yes — an empty property lets us reach every surface the inspection covers. If furniture is staying, tell us at quote stage so we price the access properly.
Is carpet cleaning included?+
Carpets are vacuumed as part of the bond clean. Steam cleaning is an add-on, and most Brisbane leases require it — you get a separate receipt for the agent when we do it.
How far ahead should I book?+
Two to three days is comfortable, and end of month is the busiest window in Brisbane. Same-day and next-day slots do open up, so call even if your handover is tomorrow.
What if the property is worse than described?+
